Job Description Job Description JOB SUMMARY The Campus Sales
Manager drives revenue growth and executes sales strategies under
the direction of the Campus Director of Sales. This position is
responsible for managing key accounts, developing new business
opportunities, and supporting sales initiatives across the hotel
properties within the campus portfolio. Primary duties consist of
performing office or non-manual work directly related to management
or general business operations. Work includes the exercise of
discretion and independent judgment with respect to matters of
significance. ESSENTIAL JOB FUNCTIONS Executes Sales strategies
developed by the Campus Director of Sales to achieve individual and
property revenue targets across the hotel campus. Manages and grows
a portfolio of key corporate accounts, group clients, and travel
partners for the campus portfolio. Develops new business
relationships through prospecting, cold calling, and networking
activities across the campus market. Conducts site inspections,
client presentations, and proposal development for potential group
business at the properties. Negotiates contracts and rates within
established parameters and Company guidelines for campus accounts.
Identifies and pursues new market opportunities in assigned
segments including corporate, group, and leisure travel across the
campus. Builds and maintains relationships with meeting planners,
travel agents, and corporate travel managers on behalf of the
campus. Participates in trade shows, sales missions, and industry
events to promote the campus portfolio. Collaborates with property
teams across the hotels to ensure seamless execution of group
events and corporate programs. Serves as a liaison between campus
leadership and individual properties to ensure consistent execution
of Sales strategies. Works closely with the Campus Director of
Sales to implement Sales initiatives across the properties.
Provides Sales support to individual properties when needed,
including on-site assistance during peak periods. Maintains
accurate records in Sales systems and provides regular activity
reports for the campus. Tracks personal sales performance against
established goals and key performance indicators across the campus.
Monitors market trends and competitive activities within the
assigned territory. Prepares Sales reports, forecasts, and market
analysis for Campus Director of Sales review. Participates in
weekly Sales meetings and monthly business reviews. Assists with
development of Sales strategies and tactical plans. Attendance is a
key component of this position. Maintains a professional appearance
in accordance with Company standards; wears the appropriate uniform
or attire. Maintains open and effective communication with team
members and management across the cluster. Attends and participates
in team meetings. Adheres to established safety and emergency
procedures and protocols, this includes Company, federal, and state
specific regulations and guidelines. Completes all required Company
training/compliance courses as assigned. Adheres to Company
standards and maintains compliance with all policies and
procedures. Performs other related duties and responsibilities as
assigned. Ability to adjust effectively to evolving work
environments and shifting customer (internal/external)
requirements. Able to maintain a positive and professional working

diversity and inclusion within the organization. EDUCATION
Bachelor's degree from an accredited university or equivalent in
related field. EXPERIENCE A minimum three (3) years of experience
in related field required. No supervisory experience required.
SUPERVISORY RESPONSIBILITIES This position does not include any
supervisory responsibilities. LICENSES & CERTIFICATIONS This
position does not require licenses or certifications. SKILLS &
ABILITIES This position requires the capability to understand and
follow both oral and written directions, as well as the ability to
communicate effectively with others in English and interact
successfully with internal and external customers. Ability to work
independently while collaborating with regional teams.
Results-driven, with a proven track record of meeting/exceeding
revenue goals. Strong understanding of group sales, corporate
accounts, and hotel revenue management. Working knowledge of hotel
property management systems and Sales platforms. Excellent
communication skills. Willingness to travel within assigned
territory, sometimes including overnight stays. Comfortable with
irregular schedules, ability to work effectively across multiple
time zones and markets. Proficient in time management; the ability
to effectively organize and manage multiple priorities. Emotional
intelligence and interpersonal skills, with the ability to build
strong working relationships with team members at all levels.
Skilled in building and motivating a team, fostering a
collaborative environment and inspiring high performance.
Analytical and problem-solving skills. Strong focus on accuracy and
precision. Performs well with frequent interruptions and/or
distractions. Understands how to develop and implement business

revenue-generating opportunities while effectively managing costs
and resources. Knowledge of key industry trends, best practices,
regulations, and the current industry landscape. Proficient in
negotiations. Proficient in public speaking. Basic math skills.
Proficient in Google Docs/Microsoft Word. Proficient in Google
Sheets/Microsoft Excel. Proficient in Google Slides/Microsoft
PowerPoint. Proficient in Gmail/Microsoft Outlook. Ability to

organization. TRAVEL REQUIREMENTS 10-30% travel required. PHYSICAL
DEMANDS Standing: Particularly for sustained periods of time.
Walking: Moving about on foot to accomplish tasks. Specifically,
for long distances or moving from one work site to another often.
Pushing: Using upper extremities to press against something with
steady force in order to thrust forward, downward, or outward.
Pulling: Using upper extremities to exert force in order to draw,
haul, or tug objects in a sustained motion. Lifting: Raising
objects from a lower to a higher position or moving objects
horizontally from position-to-position. Specifically, if it occurs
to a considerable degree and requires substantial use of upper
extremities and back muscles. Talking: Expressing or exchanging
ideas by means of the spoken word. Those activities in which they
must convey detailed or important spoken instructions to other
workers accurately, loudly, or quickly. Hearing: Perceiving the
nature of sounds at normal speaking levels with or without

Fingers: Picking, pinching, typing, or otherwise working, primarily
with fingers rather than with the whole hand as in handling.
Repetitive Motion: Substantial movements (motions) of the wrists,
hands, and/or fingers. Close Vision: Clear vision at 20 inches or
less. Required to perform an activity such as preparing and
analyzing data, transcribing, viewing a computer terminal,
extensive reading or visual inspections. Color Vision: Ability to
identify and distinguish colors. Focus Ability: Ability to adjust
the eye to bring an object into sharp focus. Sedentary Work:
Exerting up to 10 pounds of force occasionally and/or a minor
amount of force frequently or constantly to lift, carry, push, pull
or otherwise move objects. Sedentary work involves sitting most of
the time. Jobs are sedentary if walking and standing are required
only occasionally and all other sedentary criteria are met. WORK
